KIDS PLAY

A growing family during a worldwide pandemic inspired entirely new spaces for this second story addition in Westover Hills. “We need a place for the kids to play without tearing up our living room every day.” That was the goal during our first meeting with the owners. With two young kids and eventually a third, this young family wanted to add a dedicated playroom to their house, and we were excited to help them out!

To keep the sanctuary of their existing home, a more secluded second story addition was built on top of the existing garage. Not only did this involve a complete removal of the roof over the garage, laundry, and hall bath, but it also required us to reroute all the existing electrical, plumbing, and hvac that were enclosed in the attic space at that area.

We installed a completely new truss system for the second story floor and framed the whole new play area above, all while making sure to integrate the new design into the framework of the existing house for a seamless aesthetic. We transformed the existing water heater closet into the new stairway for the addition and installed a new exterior mounted tankless water heater as the replacement. We installed a new custom garage door to match the modern feel of the new stucco and wood exterior. All the windows were replaced to match the new windows installed at the addition.

The new space not only housed a playroom, but also a home office to use while the kids were at school; custom built-in bunk beds for when the kids had friends over; a tumble area for the new baby to come; and a new built-in entertainment center when it was family video game time. And with a great deal of happiness, I'm able to report that they had that 3rd baby about year and half after we finished up the project. They were overjoyed with the work we did and were able to put the space to good work!
